Kearny Mesa and the Convoy District: San Diego's Pan-Asian Food Hub and Employment Center

Published October 23, 2026Details verified October 23, 2026By USIG

Kearny Mesa is one of San Diego's key employment centers [5], and it's home to the Convoy District, one of the largest Pan-Asian business districts in the United States [1]. People come for the food. Business owners and investors stay for the depth of the market.

The Convoy District

The Convoy District covers the part of Kearny Mesa east of Interstate 805, west of State Route 163, and south of State Route 52. The Convoy District Partnership describes it as the commercial and cultural heart of San Diego's Asian and Pacific Islander communities [1]. What began as a handful of small family stores in the 1980s and '90s now includes supermarkets, restaurants, entertainment venues, medical and legal offices, professional services, and dozens of cultural institutions [1].

In 2020, local leaders passed a resolution officially designating the area the “Convoy Pan Asian Cultural and Business Innovation District,” and freeway signs on Interstate 805 now direct drivers to the Convoy Asian Cultural District [1][2]. The Convoy District Partnership, a nonprofit founded in 2014, also organizes events including the annual San Diego Night Market [1].

From airfield to employment hub

According to the City of San Diego, Kearny Mesa covers about 4,400 acres. Its urbanization began in 1937 with an airfield; about 1,400 acres around the airport became an industrial park, and starting in 1955 with General Dynamics, aerospace, electronics, industrial, and office firms moved in. Residential and commercial areas followed, including Stonecrest and the redevelopment of the former General Dynamics site, now known as Spectrum [3].

Kearny Mesa is also home to Montgomery-Gibbs Executive Airport, which the City bought from original owner Bill Gibbs in 1947 and renamed in his honor in 2016 [4].

A community plan built around jobs

Kearny Mesa became its own community planning area in 1992; before that, it was part of the Serra Mesa plan [3]. The City adopted a comprehensive plan update in 2020 so Kearny Mesa continues to thrive as a key employment center, with a compact land use strategy and a multimodal transportation network [5].

For business owners and investors

USIG perspective — opinion, not data
  • Restaurant and retail space: on Convoy, parking at peak hours is part of the deal. Compare weekday lunch and weekend evening traffic, and underwrite the full occupancy cost (base rent plus CAM/NNN), not just base rent.
  • Industrial and flex space: owner-users may be able to buy instead of lease with SBA-backed financing. Compare your total cost of ownership with your lease.
  • Office: look at tenant credit, lease rollover, and parking ratios, and verify signed comparable leases rather than asking rents.
  • Homes near the airport: review every disclosure carefully and visit at different times of day.
